Prospective Buyer Identification:
- We do not ask for photo ID to view our listings or videos or correspond with Us.
- All in person appointments must be made by a verifiable email address, either with prospective customer directly or by their agent’s professional email. In the event identity cannot be established, We may ask customers to contact Us from a professional or organizational email address versus a personal email address and/or show ID prior to an in person viewing. We do not schedule in person viewings over the phone or by text message for professional & security purposes.
- All open houses are by appointment only. If you do not have a scheduled appointment and this is Our first contact, access may be denied and/or We may ask for you to: email Us from your organization, and/or present photo ID and/or a business card.
- You may asked for photo ID if directed by a Third Party such as seller or listing agent, to: enter an open house, submit an offer, enter a Real Estate Office or other purposes.
- All brokers and salesagents must register their clients name via professional email prior to any in person OR remote viewing.
Buyer Representation Agreement:
- When We are the Exclusive Listing Agent & you have broker representation - you do not need to complete a buyer representation agreement with Immac Realty LLC. Your agent may, or may not, ask you to complete an agreement with them.
- When We are the Exclusive Listing Agent, We always represent the Landlord or Seller. If you do not have broker representation, We will ask you to complete a NYS Disclosure Form prior to substantial contact.
- When working with a buyer exclusively, We require an Exclusive Buyer’s Representation Agreement to be signed by you.
- If you are represented by another agent, your agent should correspond with Us and you should not contact Us directly.
Prospetive Buyer Evidence of Pre-Approval:
- For rentals or sales – We may ask about your employment status and/or annual income prior to an in person viewing to verify that you would meet the listing and/or landlord, bank, condo, coop board’s etc. basic financial requirements.
- A mortgage Pre-Approval is not required to work with us initially, but is advisable to determine your budget and qualifications. We may require a mortgage pre-approval if your timeline to purchase a home is within 90 days and we are actively searching.
- A mortgage pre-approval may be required to attend an open house and/or submit an offer to a property if directed by the Seller, Listing Agent, or other Third Party
